According to the figures Pierson shared, Comal ISD currently serves about 30,000 students. The district is projecting roughly 1,000 additional students each year, bringing enrollment to about 40,000 by 2035.
“It’s crazy, the amount of people moving to our area, to where we have 1,000 new students in one school district,” Pierson says.
The district covers about 589 square miles, reaching well beyond New Braunfels toward the San Antonio area and Canyon Lake. Pierson also notes that the district has received a number of awards, which is part of why families seek it out.
Two School Districts, One City
Buyers new to the area are sometimes surprised that New Braunfels is served by more than one district. Pierson explains that New Braunfels ISD generally serves the area inside city limits, while Comal ISD covers much of the surrounding area.
This means two homes a few miles apart can be zoned for different districts. Buyers who have a specific school in mind should confirm the zoning for each address they consider rather than relying on the city name alone.
Why School Growth Matters to Buyers
Pierson says strong schools are one of the main reasons families choose the cities between Austin and San Antonio. Many of his clients want lower home prices and a less congested lifestyle without giving up quality education.
“People do really benefit from the school system here,” he says.
The enrollment projections also reflect how much demand there is to live in the area. A district adding about 1,000 students a year points to continued household growth in the neighborhoods it serves. For buyers, that growth can shape how new communities develop, where new schools are built, and which neighborhoods are in demand.
