As the year winds down, many buyers in Austin, TX, are deciding whether to make a move now or wait until spring. Based on current inventory and buyer activity, the fall and holiday months may offer more room to negotiate than many people expect.
Kathy Sokolic, co-founder of Mueller Residential Group, tracks conditions across Mueller and Central Austin closely. Her read on the market right now is clear: “There’s just a lot of opportunity for buyers. That’s really what I want to get across.”
What Inventory and Buyer Activity Look Like Right Now
Inventory across Mueller and Central Austin remains fairly healthy, while buyer activity across the city has slowed. That combination gives buyers more choice and more time to make decisions.
It does not mean sellers are out of luck. “You can still sell if you prep your property correctly and price it correctly,” Sokolic says. The key is being realistic about what today’s buyers expect. “Buyers are really expecting perfection right now,” she says. Even details like bold paint colors can hold a home back. If a seller prefers not to repaint, Sokolic’s team looks for ways to show buyers how easy a change would be, or prices the home to account for it.
What’s Moving Fast and What’s Taking Longer
One of the more interesting trends Sokolic sees is at the top of the market. “Homes, wildly enough in Austin, over $2 million are just flying off the shelves,” she says. Properties under $400,000 are taking more time.
She attributes much of that to interest rates and what buyers can afford, or believe they can afford, at current levels. General uncertainty, including the upcoming midterm elections, is also making some buyers more cautious.
If she had to pick one number that tells the story of the current market, it would be days on market by property type. In Mueller, single-family detached homes may sell in under 20 days, while townhomes and condos often take more than 40. Buyers and sellers can follow these numbers over time on the team’s market reports page.
How Negotiations Are Shifting Heading Into the End of the Year
With fewer active buyers, negotiating power has moved toward the buyer side. Sokolic says buyers have room to ask for concessions, such as a permanent interest rate buydown, a contribution toward closing costs, or credits for major repairs.
She encourages sellers to stay flexible. “A seller should be open to making those contributions at this time,” she says. A well-structured concession can help a buyer manage a higher rate, which keeps the deal moving for both sides.
Advice for Buyers: Timing a Move in the Next Six Months
For anyone planning a purchase in the coming months, including out-of-state buyers relocating to Austin, Sokolic says timing can work in their favor. “You’re going to have less competition toward the holidays than you will in the spring,” she says.
That matters most for buyers interested in homes that tend to draw multiple offers, such as single-family detached homes in high-demand neighborhoods. “If you are really looking for a property that might be a little more competitive, it’s a really great time to put down those offers,” she says.
Her broader message is that higher interest rates are the main concern for most buyers right now, and that concern is understandable. With careful planning, the right lender conversations, and a clear sense of what they want, buyers can still find good opportunities this fall.
