A closing is usually where an agent’s relationship with a client fades into the background. In Southlake, TX, Justin Nimergood, who leads the Top Gun Team at Epique Realty, has built a process that does the opposite. He treats the closing as the starting point of a much longer relationship, and a housewarming party is how that relationship gets built.
The results from his first event were enough to make it a standard part of how his team operates. A young couple, both first-time buyers in their 20s, closed on their home in March. At the end of April, Nimergood and his event partner hosted a housewarming party for them. More than 50 people registered and showed up.
Turning A Party Into A Repeatable Process, Not A One-Off Favor
The event was not a sales pitch dressed up as a party. Guests came to celebrate the couple’s new home, and the connections happened naturally. Out of the more than 50 attendees, 15 asked to be personally contacted afterward.
Nimergood followed up with each of them individually. Within about six weeks of the event, three of those 15 had already scheduled showings with him. Others asked to be added to email campaigns so they could stay in touch on their own timeline.
“Great engagement, highly productive,” Nimergood said of the event.
Why The Program Is Built Into Every Buyer Transaction
The idea did not come out of nowhere. Nimergood partnered with Encore Events, a company founded by Christi Price, a 25-year agent. Price attributes the bulk of her business to referrals that came out of events like this one, rather than to cold prospecting or purchased leads.
Nimergood has structured the program so that a housewarming party is now subsidized at 50 percent for every buyer client on Top Gun Team, not an occasional bonus reserved for a favorite client. His next event was already scheduled for the following month for another couple, and a third client, set to close the same day this article was reported, had already asked for one of their own.
“It’s going to be a consistent theme for Top Gun Team buyer clients,” Nimergood said.
What This Means For Buyers Deciding Who To Work With
For a buyer evaluating agents, this kind of program says something about what happens after the keys are handed over. Many agents move on to the next transaction the moment a deal closes. A structured follow-up event, paired with a personal outreach process afterward, is a signal that the relationship is meant to continue.
It also benefits the buyer directly. A housewarming party gives new homeowners an easy, low-pressure way to introduce their new home and neighborhood to friends and family, without having to plan or pay for the entire event themselves.
Buyers who are researching neighborhoods or getting a sense of current conditions before making an offer can review current market data through Top Gun Team’s market reports as part of that process.
How The Housewarming Program Fits Into A Referral Approach
The premise is simple. Nimergood stays involved after the transaction closes rather than treating the closing as an endpoint, and the housewarming party is the vehicle for that. Introductions come from the client’s own circle instead of cold calls or purchased lists.
That is the referral flywheel Nimergood has built into Top Gun Team’s process, and the housewarming party is where it starts.
